A Message from our CEO

Dear Friends,

As I reflect on a remarkable year of impact and growth, the confidence in GDM Habitat for Humanity’s work expressed by friends like you and the community inspires me. You demonstrate your faith and belief in our vision, our mission, and our team every time you volunteer on site, every time you make a donation, and every time you shop at the Habitat ReStore. You show it every time you spread the word, telling a friend, colleague, or family member about a GDM Habitat program or volunteer opportunity. All of us at GDM Habitat are grateful for that confidence; it fuels our team every single day.

This past year, we shared the future path for GDM Habitat in the form of the ‘Framing Our Future’ campaign. This $10.5 million campaign provides the funds needed for two new workforce housing developments, a new homeownership pathway to expand our ability to serve Central Iowans, and to acquire land which will allow us to increase the supply of affordable homes throughout the metro. The community’s response to this campaign has been both amazing and humbling, with many of our supporters and partners expressing a vote of confidence and investing in this important work.

This annual report reflects on 2023, and this year it is presented through the eyes of key volunteers and staff who lived it. It was a definitively successful year for our organization, helping nearly three dozen families purchase homes of their own, investing more deeply in home repairs that transform lives, guiding more people than ever on their journey toward homeownership, and a record year at the ReStores. Our mission remains crucial, and our impact grows each year. As always, we remain focused on the future, searching for innovative ways to better serve our neighbors. As you read this report, know that your involvement lifted up hundreds of families around their homeownership goals and I hope that you see the clear path forward that we’ve laid out. We are so thankful for the successes in 2023 and so excited for the difference we will make in 2024!

  • Funded six Launch Grants to help nonprofits, small businesses, and residents of targeted neighborhoods
  • Held quarterly homeownership celebrations, bringing together dozens of volunteers, staff, and supporters to lift up new Habitat homeowners
  • Created the Women Build Luncheon, an opportunity to celebrate the Women Build and explore ideas surrounding homeownership
  • Closed the purchase of our first three homes through Habitat Direct, a new program to support purchase of homes on the open market
  • Moved into our new headquarters at 95 University Avenue
  • Launched the Framing Our Future capital campaign and raised more than $8 million to fund key priorities for Habitat’s future

Blitz Builds are always special for our team. Bringing everyone together onto one big site with multiple homes and hundreds of volunteers is exciting and, although it’s hard work, it’s always rewarding. This year’s Blitz Build in Ankeny was extra special thanks to three firsts:

  • Our first new construction in Ankeny
  • Our first build in a mixed-income neighborhood
  • Our first multi-family house plan

By the end of the year, two homebuyers, Sonia and Celeste, had purchased their homes, and six more were well on their way. We’re excited to take the lessons we learned in Ankeny forward into our future builds.

Permission to Dream

For Celeste, it all started at the Des Moines Arts Festival. She noticed the Habitat build on site and thought “I would love to do this, but I don’t think it’s for single people; I think it’s for families.” She investigated buying a house on the open market, but it seemed impossible, especially for a single person. A conversation with her friend Denny led to a realization: Celeste needed to give herself permission to dream.

“I was asking folks around town and someone recommended Habitat’s homeownership class,” Celeste said. “When I talked with [a Habitat housing counselor], she said that I might qualify.”

Habitat for Humanity serves families of all types and sizes, from single people to multigenerational households and everything in between. After applying, Celeste became one of those homebuyers. She had two sweatshirts made – one for her and one for Denny – emblazoned with text: permission to dream. Celeste wore that sweatshirt every day that she worked toward her future home on site or in homeowner education classes.

“Homeownership unlocks security for the future, and I’ve really tried to educate myself a lot more about money and have been taught a lot more about money through the financial literacy program,” she said. “It gets me out of thinking about today. You start to build your future and invest in yourself.”

Celeste purchased her home – one of the eight built during the 2023 Ankeny Blitz Build and made possible in part due to the MacKenzie Scott Foundation – in December with an affordable mortgage from Habitat. She’s joined at home by Luna Mae, her 10-year-old special needs rescue, and Rocky, a special needs cat she adopted after he escaped a house fire. This family of three is facing the future with new confidence.

“It’s been very empowering,” Celeste said. “My working-class income has always felt like a barrier to becoming a homeowner. However, I’ve learned so much about money and finances and now know that anything is possible if you have a plan.”

Framing Our Future

For nearly two decades, my husband, Gerry, and I have been all in on Habitat. We’ve volunteered more times than I can count, even traveling with Habitat across the world, and continually give to support this mission. Over the years, we’ve celebrated dozens and dozens of new homeowners who work as health care professionals, first responders, retail workers, childcare providers, teachers, manufacturers, food producers, and more. These are our neighbors and each one of them deserves a place to call home – everyone does.

We joined the Framing Our Future campaign for that exact reason: we’re motivated to help fill the need for affordable homeownership, helping all of our hard-working neighbors who struggle to afford a safe, decent home. What we’ve seen through the campaign has been tremendous. We’ve witnessed extraordinary generosity from individuals and companies – these are our neighbors, too! – who are making a tangible difference through Habitat’s campaign.

A New Home for Habitat

A New Home for Habitat

Since September, when homeowners visit our new office they pause in the lobby to take it all in. “Wow, this is so nice!” is a response that isn’t unusual for a first visit. The new waiting area is bright, colorful, and filled with pictures of successful homeowners to greet anyone who walks in thinking that homeownership isn’t possible.

Our new space was designed with homebuyers and homeowners in mind with a flexible conference room that fits a homeownership class of 15 or a group of 50. In addition, four dedicated meeting rooms ensure that we have space for scheduled appointments and walk-ins at any time and each is equipped with a screen for effective counseling and education sessions. In the staff area, we have plenty of room to stretch our legs with standing desks and each individual’s work space is a reflection of their personality.

I’m proud that our new office is designed around hospitality. When our visitors stop in my favorite thing to do is offer them a cold bottle of water, because good hospitality is the right way to start any conversation.

A Promise Kept

For Robert and his son Mario, who uses a wheelchair, getting into and out of the house was getting more and more difficult. The short, temporary ramp that Robert had installed was too steep, but money for a more accessible ramp just wasn’t available. Luckily, GDM Habitat’s Home Preservation program was able to help.

Last spring, volunteers and Habitat staff built a brand new, more accessible ramp, and Robert happily reports that he and Mario have regained their sense of independence.

This year was a special milestone for the ReStore – our 20th anniversary! Over the past two decades, the ReStore has grown from a small shop to a major source of sustainable funding for Habitat’s mission. Now at two locations (with one getting ready to expand — be sure to visit the E. Euclid ReStore this spring!) with dozens of team members and thousands of volunteers, we’re proud of how the ReStore has grown. We’re also proud to be in the top 5 ReStores in America almost every year.

Retail is never an easy gig, but we work hard to make it count. We returned more than $2.2 million to help build homes, communities, and hope in 2023, our biggest year ever. Here’s to the next 20 years of hard work and major impact!

A virtuous cycle of funding

Every Habitat homeowner purchases their home with an affordable mortgage with a low interest rate and support to ensure that their monthly mortgage payment is no more than 30% of their monthly income at the time of purchase. Just like for any homeowner, Habitat mortgages are a great way to build equity in their homes and wealth over time.

Once a mortgage is closed, we work with a partner financial institution, which purchases the loan and immediately returns the mortgage funds into our work, helping support the construction and sale of our next affordable homes. These partners, including South Story Bank, Luana Savings Bank, Central State Bank, Community State Bank, MidWestOne Bank, Bank Iowa, Bankers Trust, First Interstate Bank, Vision Bank, Raccoon Valley Bank, Principal Financial Group, Central Bank, and Green State Credit Union, have helped us to ensure stable funding as we continue to build more affordable homes for Central Iowans.

Building a Solid Future

In both Dallas and Jasper County, 2023 was a time to focus on the future.

In Newton, Nicole and her three children moved into their new home. Like all Habitat homeowners, Nicole purchased hers with an affordable mortgage. The home is located just around the corner from the group home where Nicole works as a home health caretaker, and her kids’ school commute was cut from almost an hour to just a few minutes. The future is bright for their family of four.

Looking West, we began work on two new homes in DeSoto and, in Perry, we’re working on four new builds and one renovation. That’s seven total homes that will be purchased or selected in 2024. It promises to be a very big year.

In both counties, we’ve been hard at work envisioning a new way of engaging with these communities. As of early 2024, we’re hiring two community partnership coordinator roles; one in each county. We’re also establishing new project committees, each of which will be focused on a concrete goal, such as finding our next Newton homebuyer and helping us engage local supporters in order to make affordable homeownership possible.
