HOMEOWNERSHIP NAVIGATOR

At Greater Des Moines Habitat for Humanity, we build homes, community, and hope. Habitat’s traditional Homeownership Program contributes to this mission by providing an affordable mortgage to low-income first-time homebuyers for the purchase of a home constructed and/or renovated by Habitat in Polk, Dallas, or Jasper County.

THE JOB:

Homeownership Navigators guide first-time homebuyers though the Homeownership Program, providing financial coaching, homeownership education, information, and other necessary support as they work to meet program requirements to purchase a house with an affordable mortgage.

WHAT YOU’LL BRING:

  • Homeownership Navigators are required to hold an MLO license (or be able to attain one) and must be well versed in credit, personal finance, and the home buying process.
  • Homeownership Navigators must be able to communicate well with individuals as well as small and large groups of partner families and external partners. This includes some public speaking at events of various sizes.
  • People in this role represent and advocate for the interests of current and future homebuyers within Habitat’s internal processes and decision-making.
  • Homeownership Navigators must be able to work with partner families to make property offers, ensure mortgage regulation compliance while maintaining online files and documents in software system.
  • Flexibility and an optimistic, while realistic, attitude, is necessary to best manage a client’s expectations.
  • This position has a flexible schedule that will include some evenings and most Saturdays. (Appointment times most convenient for partner families.)

REQUIREMENTS:

  • Bachelor’s degree and/or 3+ years of relevant professional experience (could include social work/human services, adult education, mortgage origination/underwriting), or an equivalent combination.
  • This position requires a current Mortgage Loan Originator (MLO) license or for the certification to be attained within 9 months of hire date.
  • Access to reliable transportation and a willingness to travel within Polk, Dallas and Jasper counties.

Housing & Financial Counselor

(HUD Certification Required)

Many residents of Greater Des Moines struggle daily with the lack of decent and affordable housing. In Polk County, thousands of working families do not earn enough to qualify for a traditional mortgage. THE JOB:

GDM Habitat for Humanity’s Housing and Financial Counselors provide housing counseling and financial education primarily to low-income first-time homebuyers.

WHAT YOU’LL BRING:

  • Housing and Financial Counselors are required to be HUD Certified and are well versed in credit, personal finance, and the home buying process.
  • Housing and Financial Counselors are required to have a strong technical background in mortgage lending, financial counseling and/or real estate and foreclosure law.
  • People in this role work one on one with potential homebuyers to assess their financial situation and make an action plan to become mortgage ready.

PRECONSTRUCTION MANAGER

Perform all aspects of the permitting, planning, and foundation processes in a way that utilizes staff, sub-contractors, and volunteer resources when applicable. This position will manage the proper site work including lot staking for foundations and house placement, installation of silt sock, and ensuring the foundation is placed according to the site plan. Along with onsite preconstruction work this position will also lead all of Greater Des Moines Habitat for Humanity’s panel builds.

CORE RESPONSIBILITIES:

Preconstruction/Planning

  • Gather all information and obtain permits prior to construction starts
  • Assist in the scheduling process for house and yearlong schedules based on
    excavation and foundations
  • Maintain code compliance for applicable construction phases
  • Work closely with local municipalities on successfully obtaining permits
  • Assist in the design and development of house plans in accordance with the most
    current building code and zoning compliance

Construction Management

  • Coordinate contractors and staff as needed to effectively place foundations per plan
    on time and budget
  • At construction finish, secure the Certificate of Occupancy for all constructed homes
  • Lead staff and volunteers on panel build events

Panel Build – prebuilding of walls

  • Oversee all aspects of a successful panel build
  • Ensure that proper plans and all aspects required for the panel build are in place,
    including sponsor/onsite visits at times etc.
  • Work with designated staff, volunteers, and core crew during build
  • Coordinate the ordering and delivery of materials and necessary supplies
  • Arrange for transportation of completed walls back to yard and/or build site

Neighborhood Liaison

  • Maintain open neighborhood communication about our impending construction
    project, placing door hangers etc. on all neighboring doors within a 200’ radius of
    homes being built

Information Management

  • Update foundation schedule and staff on status of all in progress preconstruction
    homes
  • Prepare weekly communication and share with Director of Construction Services
    and Superintendent, of all preconstruction activity, including status of permits in
    progress, foundations in progress and general site overview
  • Communicate changes to site or houses that will affect the livability or budget of the
    house

REQUIREMENTS:

  • Understand the Habitat for Humanity philosophy and willingly promote it
  • Strong communication and interpersonal skills
  • Work effectively with GDM Habitat staff, volunteers, and community at large
  • Self-starter/able to work independently without supervision
  • Results and mission driven with customer service a top priority

    vehicles to work sites and vendor locations
  • Willing to participate in additional job-related training as assigned
  • Must meet or exceed the ability to demonstrate the 5 core and common
    competencies outlined below
  • Complete formal training plan and assignments as required

SAFETY COACH – PART TIME

Greater Des Moines Habitat for Humanity is a faith-based mission-driven organization with over 30 years of building homes, community, and hope in the greater Des Moines area.  Currently the sixth leading Habitat affiliate out of 1,200 nationally, we are looking to double the number of low-income families served by 2023.  Would you like to be part of growing Habitat and the impact of our mission?

THE JOB:

We are looking for a part-time Safety Coach to join our team.  The Safety Coach will play a key role in ensuring all Habitat programs comply with local, state, and federal occupational health and safety guidelines and procedures as well as ensuring the safety of all employees and volunteers.

  • The safety coach’s main responsibility is to diminish or eliminate work-related accidents through coaching and training employees and volunteers, with a focus on recognizing what team members are doing correctly. If an accident occurs, the safety coach will conduct a safety investigation. Based on investigation results, the safety coach will document findings and recommendations to prevent accident recurrence.
  • The safety coach is responsible for conducting safety audits on new construction sites, Home Preservation repair sites, and all ReStores. In addition, the safety coach maintains supplies of PPE, ensures employees and volunteers use the PPE properly and consistently.
  • The safety coach ensures compliance with all OHSA guidelines. The safety coach is also responsible for reviewing and meeting all state and federal safety standard requirements for record-keeping, including the submission of the OSHA form 300.
  • The safety coach collaborates with other leaders and team members to review, update and implement safety policies and procedures for the organization.
  • The safety coach leads the Safety Committee and Safety Advisor Board, conducting regular meetings and implementing identified safety projects for the organization.
  • The safety coach works with the HR Manager to manage the worker’s compensation record keeping and reporting.
  • The safety coach is responsible for overseeing the maintenance of the fleet vehicles and maintaining records of service. In addition, the safety coach provides training to team members on vehicle use and safety.
  • The safety coach is responsible for ensuring programs and training are in place and implemented for all affiliate team members.  This includes but is not limited to:  topics required by OSHA, vehicle safety, and forklift safety.
  • The safety coach will ensure GDMHFH safety guidelines and procedures align with Habitat for Humanity International recommendations.

REQUIREMENTS:

  • Bachelor’s degree in business administration, occupational safety and health, or related field preferred.
  • Two (2) years previous experience in comprehensive workplace safety and compliance programs or related field.
  • Solid knowledge of state and local statutes and ordinances.
  • Up-to-date on latest local and state regulations and guideline changes.
  • Valid Driver’s License (travel within service area is required)
  • Excellent verbal and written communication skills.
  • Proficient computer skills
  • Demonstrates the ability to use commonly-used concepts, practices and procedures within the field.
  • Convey clear, concise information to others, using verbal or other appropriate communication techniques.

Over the last 30+ years, Greater Des Moines Habitat for Humanity has helped more than 400 individuals and families become homeowners. We need exceptional people who are excited about working in the construction industry to participate in our intern program. Serving through an on-site internship means taking part directly in Habitat for Humanity’s initiatives to increase access to affordable housing. Participants will have a chance to create long lasting, positive impact on the lives of neighbors in our communities, as well as gain practical experience in a variety of marketable skill sets.

THE JOB:

Our interns work alongside our construction team and gain valuable leadership and construction skills.

This could include:

  • Install siding
  • Install flooring
  • Paint
  • Learn all aspects of home repair
  • Interested in learning to build a home from the ground up? We do that too. Learn to frame a home, install windows, doors etc

In addition to these tasks, our interns lead small groups of volunteers, ensuring that they learn about Habitat programs and build processes while on the work sites. Interns must have a willingness to coach and serve alongside volunteers indoors and out, in all kinds of weather conditions.

REQUIRMENTS:

  • Currently enrolled in a Building Trades program or Construction Degree and be within 6 months of graduation.
  • Some construction experience preferred, but the ability to learn and work well with others is required.
  • Willingness and ability to climb ladders and scaffolding for purposes of home repairs, home construction or other neighborhood revitalization activities.
  • Demonstrated ability to organize, prioritize and pay attention to detail.
  • Desire to serve with diverse team of staff, volunteers, partner families, and neighborhood residents.
  • Committed to GDM Habitat’s mission, vision, and values.

OTHER IMPORTANT INFORMATION:

  • The hourly rate for this intern position is $17.00/hour.
  • The term of the internship is generally up to 6 months with the option to extend or roll to a permanent position.
  • Construction Services generally works 7:30am-4:30pm Tuesday-Saturday.
  • Interns work between 20-40 hours per week.

ReStore RETAIL ASSOCIATE

The Habitat for Humanity ReStore is a discount home improvement store with new and gently used items including appliances, building materials, flooring, rugs, hardware, and more. All purchases help support Greater Des Moines Habitat for Humanity’s work to provide affordable housing.
