As our part to reduce racial disparities in homeownership and provide solutions to Central Iowa’s 57,000 unit workforce housing shortfall, Greater Des Moines Habitat for Humanity will create, preserve, and champion homeownership affordability for 1,810 Central Iowans annually* by the end of 2023.
*4,200 Central Iowans over the life of the plan
STRATEGIC PRIORITIES
DOUBLE THE HOMEBUYERS
We will increase the number of constructed or renovated houses, building in both traditional neighborhoods and in areas of opportunity in the metro. Fifty percent of homes will be located outside the urban core. We will continue generating stakeholder excitement with a large, multi-house build in 2023. We will partner in a mixed income development, and we will pilot financing of non-Habitat built homes.
DEEPEN NEIGHBORHOOD REVITALIZATION AND INCREASE REPAIRS AS A CATALYST FOR COMMUNITY TRANSFORMATION
We will increase the number or repairs, including the number of aging in place repairs. We will develop a new approach to target roofs in disrepair. We will focus on a new Community Development approach to build grassroots relationships to partner on neighborhood needs. We will create impact by focusing resources in smaller geographical areas. We will create a grant program for neighborhood projects. We will expand the Tool Lending Library, helping homeowners maintain and improve their homes.
INCREASE ACCESS TO CREDIT
We will expand Individual Development Accounts, connect buyers and increase down payment assistance opportunities, and create alternative lending with those unable to utilize traditional financial systems. We will create or partner on lending opportunities that fund purchase and renovation, and we will create an affordable mortgage program lending for non-Habitat built homes.
CLEAR THE PATH TO HOMEOWNERSHIP INFORMATION AND RESOURCES (EDUCATION AND RESOURCE CENTER)
We will expand Habitat’s financial education program, Financial Foundation for Success. We will establish a Center for Homeownership and Innovation with an online presence. We will identify and utilize alternative ways to deliver information and education to cross language and technology barriers.
AMPLIFY THE IMPORTANCE OF AFFORDABLE HOUSING (ADVOCACY)
We will build relationships with elected officials, educating them around housing affordability and Habitat’s mission. We will build a grassroots base willing to use their voice to help Habitat Build Louder. We will collaborate with those that believe in homeownership and affordable housing to advance local and statewide legislation, policy, and funding for affordable homeownership and neighborhood revitalization.
EXPAND RESOURCES AND SKILLS TO SERVE MORE FAMILIES (PEOPLE AND RESOURCES TO GROW)
We will innovate to engage volunteers in new ways to fill needs and increase the pool. We will fundraise with purpose and a case for support under each strategic focus. We will grow legacy giving and unrestricted funding. We will grow the ReStore’s net return to mission. We will relocate office and training space to expand the ReStore and have the right training and meeting space. We will strengthen employee engagement and be a Top Place to Work.
CREATE A DATA-DRIVEN ORGANIZATION
We will centralize our internal data reducing the number of siloed data bases and records on paper. We will tell our story with Data that demonstrates outcomes with Habitat partner families and neighborhoods. We will use data to inform organizational decisions and priorities including neighborhood investments and family investments.
