A Message from our CEO

Dear Friends,

It is always a privilege and a joy to get to know Habitat homebuyers – hearing about their lives, their families, and their goals is always inspiring. Many of the buyers are parents or grandparents, proud to share about their kids. Most of the homebuyers talk about their American dream and how they never thought they would be able to own their own home. One common thread in each of these conversations, though, is how hard the homebuyers are working to provide something better for their family.

In 2025, 43 new homeowners closed on their home with Greater Des Moines Habitat for Humanity. Each of them worked through 200 or more partnership hours, helping on the build site or at the ReStore. They worked through one-on-one financial planning and group classes to prepare them to be successful homeowners. They saved and prepped, packed and planned. Through the whole process, they worked their day jobs to help move toward their dream.

This year’s homeowners include educators and healthcare professionals, a police officer and a custom car builder, a member of the Iowa National Guard and a service manager at a farm implement dealer. There were four employees at a meat processing plant, two interpreters, and seven custodians. Twelve of our homeowners work for manufacturers; helping make truck parts and car tires, fresh and frozen foods, windows and doors, and more. For at least one homeowner this year, buying their Habitat home gave them the opportunity to go back to school and prepare for a new career.

Now, for the first time in their lives, each and every one of these hardworking Iowans gets to leave their job each day and return to something wonderful: a safe, comfortable, affordable home of their own. We’re proud to help make this dream a reality. Thank you for helping make 2025 our most impactful year ever.

In 2025, we continued strong progress on our path to double—and double again the number of buyers who can access safe, affordable homeownership. Demand for our work is higher than ever, underscoring both the importance of our mission and the opportunity ahead. To meet this need, we will build more types of homes in more communities while scaling every part of our operations. Throughout this growth, we remain committed to meeting people where they are—offering each aspiring homeowner the next best step toward stability, partnership, and hope. This year built on past success, and the momentum we’ve gained positions us for even greater impact in the years ahead.

Key 2025 Builds

The last few homebuyers of the Carter Court development closed in 2025, wrapping up this 15-home development on the Northeast side of Des Moines. Located near fast-growing suburbs Altoona and Bondurant, Carter Court is surrounded by job opportunities — tens of thousands within just a 4-mile radius. Each single-family, detached home within the development includes 1,200 to 1,400 sq. ft. of living space. Hundreds of volunteers contributed to construction of the homes, including at a weeklong blitz build in Fall 2024.

The Greenfield community has shown incredible resilience in the time since an EF4 tornado devastated the town in 2024. Greater Des Moines Habitat for Humanity joined the disaster response in 2025, building two new homes for families affected by the disaster. The construction included a 5-day blitz build in May, bringing together dozens of volunteers from within the Greenfield community and from Central Iowa. Both homebuyer families closed on their homes with affordable Habitat mortgages before the end of the calendar year.

Our team gathered with dozens of volunteers in Valley Junction in 2025, constructing three adjacent homes in partnership with the City of West Des Moines. Continuing a long history of working hand-in-hand with the City — the build was located just a few blocks from a historic home renovated by Habitat in 2024 — the three homes filled a gap left by unsafe, blighted buildings. The three homebuyers becoming homeowners by the end of Fall, purchasing their homes with affordable Habitat mortgages.

In order to make an impact on the affordable housing crisis, we need big ideas. The concept of Walnut Crossing, our latest and largest development, originated with the City of Waukee. City leaders identified the community’s need for affordable homeownership opportunities and invited Habitat for Humanity to partner on the development. We broke ground on the site in 2025, preparing the site for 48 new affordable town homes, each of which will be purchased with an affordable Habitat mortgage. 2025 saw a record-breaking Women Build, as 37 teams gathered on site to lift hammers and hope. Co-chairs Deanna Strable (CEO, Principal) and April Schmaltz (CEO, Delta Dental) led the charge to bring hundreds of volunteers and substantial funding support to support the Women Build Fund. This incredible display of strength shattered expectations and set a new bar for one of our organization’s favorite endeavors.

Home Preservation

In 2025, the Home Preservation team continued advancing our mission of stabilizing housing for low‑income homeowners across our service area. This year, we completed repair and renovation projects for 200 families, delivering essential improvements that enhance safety, accessibility, and long-term home sustainability. We successfully executed Rock the Block events in Adel, the Union Park neighborhood, and the MLK neighborhood, mobilizing volunteers and community stakeholders to complete high‑impact, block‑level improvements. This year, we also launched Home Preservation for Heroes, an initiative dedicated to supporting veteran homeowners. We’re particularly proud of the critical repairs we were able to provide to this cohort, helping ensure long‑term safety and stability for those who served our country. Our commitment to cost efficiency and responsible resource allocation remained central to our operations, helping us to utilize more than $3.5 million across the homes we served — an average of $18,000 invested in each home.

What’s Next

Far too many of our neighbors struggle to afford the repairs and maintenance needed to keep their homes safe and comfortable. For older Iowans, this challenge can be compounded by fixed incomes and limited ability to do the work themselves. Our team has become expert at identifying and completing the repairs and modifications that help our neighbors age at home. Whether our work includes an accessibility ramp to facilitate greater independence or a bathroom renovation to ensure homeowners can care for themselves more safely, our growing focus on aging at home will make us the go-to provider for aging at home services.

If you’ve shopped or donated at one of our ReStore locations, you already know the secret to our success: it’s our people. Our team does an exceptional job serving our customers, showing gratitude to our donors, and keeping our stores running leanly and effectively. We focus on efficiency, being resourceful with what we’re given and making the most of our store space and our staff time. Overall, our stores ranked #1 and #3 in the country for revenue this year (and no other affiliate in America had more than one store in the top 10). More importantly, we helped fund the equivalent of 20 homes in 2025, and our operation ranked #3 in the nation for the amount of funding we contributed to the mission. We’re very proud of the impact that we’re able to make.

This year, we took time to share the “special sauce” we’ve developed with our peers around the region and the country. I am proud to lead the Midwest collaboration group, sharing ideas and working alongside ReStores from Minnesota to Missouri, Iowa to Indiana. We presented at this year’s Large ReStore Symposium, highlighting how we use data to drive our decision making. Our leaders, from store managers to marketing, regularly connect with their colleagues around the country to learn from one another. Ideas that start right here in Des Moines can be seen on store shelves across the country — and vice versa.

I would be remiss if I did not take a moment to recognize another group of people who are absolutely critical to the ReStore’s impact: our customers and donors. Building As Stewards

Whether it comes in the form of a check, inclusion in an estate plan, construction materials, or even a gently used fridge, every gift to Greater Des Moines Habitat for Humanity comes with an implicit expectation: that our team will use those resources to benefit the people we serve. We take that stewardship incredibly seriously and you can see it represented in our annual financial statements.

This stewardship extends well beyond cost-consciousness:

  • In-house Expertise: Our team includes HUD-certified counselors and licensed mortgage loan originators, allowing us to guide the homebuyers we serve from start to finish with expert staff.
  • Efficiencies of Scale: As we increase our construction from single houses to developments with dozens of homes, that growth pays dividends through efficient construction methods, shared investment in infrastructure, and increased visibility for our work.
  • Future Focused: We have built policies that protect long-term affordability, extending the impact of one home purchase well beyond a single household. These policies combine lessons learned from our home-building peers across the country, helping to both build wealth on an individual basis and ensure that the next generation will have a chance to purchase a home they can afford.

The data tells the story: between 2020 and 2025, we completed 190 affordable homeownership opportunities, creating $43,791,000 in new and renovated homes across Polk, Dallas, and Jasper counties.

In 2025, Dallas County Habitat for Humanity celebrated an incredible year of impact. Four affordable homes in Perry and DeSoto were successfully closed, and we marked the milestone with a heartfelt Homeownership Celebration honoring the dedication and perseverance of our partner families. Several homeowners shared powerful reflections on what purchasing a Habitat home meant to them, with one family calling their Habitat house their “dream home,” a moment that was both emotional and deeply inspiring.

We also hosted a Rock the Block event in Adel, completing five home preservation projects for local homeowners. During the event, we partnered with Adel Parks and Recreation on a community space revitalization for a local park that included new play structures, fresh mulch, and significant clean-up and improvements. In total, we completed 20 home preservation projects across Dallas County.

In 2026, we look forward to building this momentum and continuing to expand home preservation efforts throughout the county (including through a Rock the Block event in Perry).

Jasper County

Jasper County Habitat for Humanity had a busy 2025! This fall, we started construction on a new home in Newton. A very exciting build week kicked things off in October, with many community partners participating in construction to help create a home for Cassidy, our homebuyer (pictured above with her kids). We also identified the homebuyer who will follow Cassidy. Construction on that home will start this summer.

Many new home preservation projects were completed in 2025, benefiting from new sponsor and contractor partnerships. For example, Jasper County Habitat partnered with the City of Newton’s Low-Moderate Income Home Repair Grant to help our funds go further. Newton DMACC students gained skills while completing an accessibility ramp and a deck for a homeowner. The students said they felt empowered being able to help their own neighbor!

Looking into 2026, we are excited for Cassidy to close on her new home, start construction on the next home, and complete more Home Preservation Projects. We wouldn’t be able to do this work without support from community partners helping us connect with homebuyers and homeowners, funding our work, and completing critical repairs and modifications.
